Window Cleaning Across Greater Sacramento — Residential and Commercial
Window cleaning that holds up to Sacramento’s dust, pollen, and hard water
The Sacramento region is hard on glass. Summer dust settles dry on valley-floor homes and stays there until the first fall rain. Foothill properties in Folsom, El Dorado Hills, and Granite Bay add oak pollen, pine resin, and fire-season ash to the same load. Sprinkler overspray leaves mineral spots on first-floor windows year-round. None of that gets handled by a quick wipe with a household spray.

Full Service Window Cleaning Company
Sierra Vista Maintenance has cleaned windows across the Greater Sacramento region since 2010, and the service is structured the same way every time: full-service residential by default, exterior-only commercial on recurring schedules, and every job documented with before-and-after photos so customers can see the result without inspecting personally.
A standard residential job covers interior and exterior glass, vacuumed and wiped tracks, cleaned frames, and screens washed on a dedicated screen-cleaning machine rather than rinsed with a garden hose. Technicians arrive with shoe covers, drop cloths for interior work, water-fed poles for accessible second-story glass, and a separate hard-water mineral removal kit when sprinkler spotting has progressed beyond what a squeegee will lift.
Skylights, solar tubes, and high entryway glass get quoted per unit so the estimate reflects the actual property rather than a flat package that under- or over-charges.
Some of the common problems diminishing the look and functionality of your windows include:
Oxidation
Dirt
Mold
The elements take their toll on the windows, and before you know it, your windows are preventing natural light in, making your home or office feel and appear darker. It is essential to have routine cleaning performed to help the windows look their best. Not only do clean windows bring out the sunshine, but they also help to boost the curb appeal for your home or business office.
Window Glass Cleaning
Interior and exterior glass, cleaned with a squeegee and a non-toxic solution. Squeegees beat towels because they leave no streaks and no lint. We cover every square inch — no missed corners, no skipped panes.
On interior work, we control drips. Varnished sills and woodwork around windows can stain if water and soap pool against them, so we wipe as we go and protect surfaces that need it. Your floors and furniture come out the way they went in.
Window Track Cleaning Service
Window tracks collect everything the screen filters out — dust, pollen, bug debris, sprinkler residue. Left alone, that buildup binds the window in place and pulls into the home every time someone slides it open.
We vacuum the tracks first to lift loose debris, then wipe the channel down so the window opens smoothly and the frame looks clean. Interior tracks are included in our full-service residential package.
Cleaning Window Screens
Screens get washed on a dedicated screen-cleaning machine, not rinsed off with a garden hose. The machine lifts dust, pollen, bird residue, and the grime that builds up in mesh over a Sacramento summer — without bending the frames or tearing the mesh.
Screens come off the windows, get cleaned, dry, and go back where they belong. You see brighter glass and clearer views from inside.

Common Window Cleaning Services Questions & Answers
How often should I have my windows cleaned?
Two or three exterior window cleaning services a year is ideal for most homes in the Sacramento area. But certain things can impact whether you need them cleaned more often.
If you have a lot of tree cover, you’ll have more pollen and dust on windows. Also, if you live close to water (like Folsom Lake or the American River), there will be more bugs leaving marks on windows. Heavy wildfire smoke can also dirty your windows.
Can dirty windows create more damage to my home or building over time?
The most common long-term problem of dirty windows is that it can lead to hard-water buildup that etches itself into the glass. It can also lead to mold growing inside window tracks and frames, which can spread further into the home.
Less serious issues dirty windows create are decreased light flowing into the home and window seal breakdowns.
Neglected windows are often the cause of unwanted renovations due to permanently damaged windows or serious water damage.
Why do my first-floor windows have spots that won't come off with regular cleaning?
That’s almost always sprinkler overspray combined with the region’s hard water. The minerals dry on the glass before the water fully evaporates, then bond to the surface over months. Once the deposits etch the coating, ordinary squeegee work won’t lift them. We carry a separate mineral restoration kit for these jobs — typically a one-time treatment, after which regular cleanings hold the result as long as the sprinkler heads get adjusted.
What's the difference between a residential clean and a commercial storefront clean?
Residential is full-service by default — interior, exterior, tracks, frames, screens, often skylights. Storefronts are usually exterior-only on a recurring weekly, biweekly, or monthly cycle, scheduled before opening hours when needed. Office buildings and mid-rise commercial fall in between and get quoted based on access, glass area, and how often the property manager wants documented before-and-after photos.
Are you a window cleaning company that also cleans our window tracks?
A standard exterior window cleaning service means we will clean your exterior window tracks only.
But if you’d like your interior window tracks cleaned, that is included in our full service window cleaning package.
When's the worst time of year to clean exterior windows here?
Mid-summer, if you only plan to clean once. Cleaning in July or August traps the next two months of dust and pollen on freshly cleaned glass, and the first fall rain streaks it. Late spring after pollen drop and late fall after the first cleansing rain are the two times work holds longest.
Do you clean skylights?
Yes, we are very good at cleaning skylights. This is an add-on service that is very popular with Sacramento customers.
How long does a window cleaning service take?
A thorough window cleaning service can take up 8 hours. Obviously, this depends greatly on the size of your building and number of windows. An average Sacramento home usually takes 2-4 hours to complete.
Is hard-water spot removal included?
Unfortunately, hard spot removal is not included, and we are unable to offer it at this time.
Will there be additional charges for excessive dirt, paint, silicone stickers, etc.?
Yes, unfortunately these conditions change the scope of the work, requiring more strenuous and time-consuming labor of our technicians. If this is your situation, we’d be happy to provide you a quote.
For a full service cleaning, are inside mirrors included?
While mirror cleaning is not included in a full service window cleaning, it is a popular add on that we’d be happy to provide for an additional cost.
For interior window cleanings, do your technicians clean up after themselves?
100%. Not only are our technicians trained to use shoe covers and make minimal disturbance, but they will also promptly clean up after themselves, leaving you with shiny clean windows and no mess.
