Why a Sacramento roof needs cleaning, not just inspection
Moss is the most expensive form of roof neglect in this region. It anchors itself between shingle tabs and under tile edges, holds moisture against the roof material, and over a few seasons it lifts shingles and shortens roof lifespan by years. A roof that should last 25 years can lose 5 to 8 of those years to moss left untreated on the north slopes. The cost of one roof cleaning is a fraction of one early replacement.
Debris is the second issue, and it’s worse in foothill yards and any neighborhood with mature trees. Oak and pine debris packs into valleys, around chimneys, and behind dormers. It holds moisture, it feeds moss, and during fire season it creates an ember-catch problem on the roof itself. Clearing roof debris isn’t a cosmetic step — it’s a maintenance step that happens to also make the roof look better.
The third issue is what you can’t see from the ground: cracked or slipped tiles, lifted flashing, sealant that’s failed at penetrations. Our technicians work the roof up close, twice a year for repeat customers, and flag the conditions that need a roofer before they become leaks. We’re cleaners, not roofers — but the closest look anyone takes at most Sacramento-area roofs is the one our crew takes.
How we clean — by roof type
The right method depends on what’s on top of your house. We don’t pressure-wash everything, and we don’t use the same chemistry on every roof.
Composition shingle: Soft-wash treatment using a low-pressure sodium hypochlorite and surfactant solution, applied with a pump sprayer. The chemistry kills moss and algae at the root; we don’t blast shingles with high-pressure water, which strips the granules that give shingles their UV protection. Treated moss dies down over the following weeks and washes off with normal rain.
Concrete and clay tile: Mechanical removal of moss and debris first, then a low-pressure rinse and targeted soft-wash treatment where moss has set in. Tile holds up to careful pressure cleaning where shingle won’t, but the goal is still to clear and treat — not to scour the tile surface or disturb the underlayment.
Low-slope commercial: Debris clearing around HVAC units, drains, and parapet walls; gentle wash where the membrane manufacturer permits it. Most commercial work in Sacramento is debris and drainage maintenance, not full-roof washing.
What we don’t do: wood shake roofs (they require specialized treatment we don’t offer) and full pressure-washing of any shingle roof. We also don’t pretend a cleaning will fix a roof that needs replacement — if we find a roof at the end of its life, we’ll tell you.
Every job ends the same way: cleanup of debris that landed on lawns, walkways, and adjacent yards, plus before-and-after photos so you can see the work without climbing a ladder.

What is involved in a typical roof cleaning service?
Our roof cleaning services involve two things.
First, we remove all debris and clean off your gutter guards (if you don’t already have gutter guards installed, we highly recommend them and can assist you with adding gutter guards).
Second, we do moss and algae removal.
How do you successfully remove moss and algae from my roof?
This depends on the type of roof you have. For composition and shingle roofs, we gently brush the large, clumpy moss, then treat the roof with a mixture of sodium hypochlorite, water, and surfactant (all safe and effective materials). Since it is not safe to pressure wash a composition/shingle roof, this approach is considered “white glove” and will eliminate all moss and algae within a few days.
For concrete and tile roofs, we gently pressure wash the surface, and this removes the moss and algae completely and immediately.
Due to the risk of damage, we do not offer moss and algae removal services for wood shake/shingle roofs.
Are you licensed, bonded, and insured for roof work — including commercial properties?
Yes. Sierra Vista Maintenance holds California Contractor’s License #1090384 and carries general liability and workers’ compensation coverage that applies to both residential and commercial roof cleaning. We can provide a certificate of insurance naming a property manager or building owner as additional insured for commercial jobs — request it with your quote.
What happens if you find damage during a roof cleaning?
We will take pictures of the damage, notify the customer, and even provide recommendations if possible. Sierra Vista Maintenance does not do any repairs, but we will do our best to help you find the right provider who can.
Do you clean low-slope and commercial roofs?
Yes. We clean low-slope membrane, metal, and commercial tile roofs across the Sacramento region — most of that work is debris removal around HVAC units, drains, and parapet walls, plus gentle washing where the membrane manufacturer allows it. We don’t power-wash any membrane roof; the wrong pressure voids most commercial roof warranties.
What tools do you use to clean my roof?
We use special brushes on composition/shingle roofs to protect the roof from damage. For concrete and tile roofs, we use gentle pressure washing.
Is it a good idea to get a gutter cleaning with my roof cleaning service?
Yes, these two are ideally done together since roof debris can end up in your gutters. Gutter guard installation is also highly recommended.
Can my property get damaged from a roof cleaning?
This is highly unlikely. Our technicians are highly trained to protect your property, including your plants and landscaping from debris falling from your roof.

Should a roof cleaning company be a licensed contractor?
Yes, a licensed, insured, and bonded roof cleaning company will protect you from any liability or workers compensation should one of our technicians get injured on your property. Keep in mind that most landscapers are not insured to clean your roof.
Why does my north-facing roof have moss when the south side looks fine?
North slopes stay shaded longer, hold moisture longer, and give moss the damp environment it needs to anchor. South-facing roof faces dry out in direct sun and rarely develop moss. If your home has a mature oak or pine canopy on one side — common in older Carmichael, Fair Oaks, Auburn, and Cameron Park yards — the moss problem will almost always be on that side. We treat the affected slope and leave the dry side alone.
Will cleaning my roof void the manufacturer warranty?
Not when it’s done correctly. Soft-washing composition shingle with low-pressure sodium hypochlorite is the method most shingle manufacturers approve; high-pressure power washing is what voids warranties because it strips the protective granule layer. For tile and commercial roofs, we follow the cleaning method specified by the material manufacturer. If you have a documented warranty requirement, send it to us before the quote and we’ll confirm our method matches it.
