Concrete Patio Cleaning Services
Concrete is the most common patio surface in the Sacramento area, especially in newer Folsom, Roseville, Lincoln, and Elk Grove builds. It’s also the surface where most of the visible damage hides — concrete is porous, and a year’s worth of oak tannin, grease, rust marks from furniture legs, and pool chemical spray sinks into the surface and stays there.
Standard concrete patios get a pressure wash with a flat surface-cleaner attachment, which gives an even, stripe-free finish across the whole slab. Stamped concrete and decorative concrete need a lighter touch — too much pressure pulls color out of the stamping or chips the high points. We adjust accordingly.
Common concrete patio problems we treat:
- Oak tannin staining — the brown shadow under and around mature oak canopy. Responds to a pre-treatment plus pressure washing.
- BBQ grease splatter — degreaser pre-treatment on the high-traffic zone in front of the grill.
- Rust marks from outdoor furniture — oxalic acid treatment on the spots, then full pressure wash.
- Hard water and sprinkler mineral spotting — common on slabs with sprinkler overspray; usually cleans up but mineral deposits sometimes leave a faint outline.
- Algae and biofilm under shade — soft-wash chemical treatment first, then rinse.
If your concrete is sealed, we’ll let you know whether the seal needs renewal after the cleaning. Most Sacramento-area concrete patios are unsealed, which is fine — but a fresh seal extends the life of the cleaning and makes spills easier to handle.
Brick Patio Cleaning Services
Brick patios are common in older Carmichael, Fair Oaks, Arden-Arcade, and Land Park homes — many laid 40 to 70 years ago. The brick itself usually holds up fine. The problems are almost always in the joints: weeds growing through, mortar deteriorating, sand washing out of unmortared joints, or moss creeping in along shaded edges.
Brick takes pressure washing well, but the mortar between bricks doesn’t. We use a slower wand pass at moderate pressure on brick patios, with extra attention to keeping the spray off compromised mortar joints. Loose mortar gets flagged for repair before we clean — pressure washing weak joints accelerates the damage rather than fixes it.
Sand-set brick patios (no mortar, just sand-filled joints) get the lowest-pressure treatment. The joint sand washes out under high pressure, and once it’s gone the bricks shift and settle unevenly. We can recommend re-sanding with polymeric sand after the cleaning to lock the joints back in.
Common brick patio problems we treat:
- Weeds and grass in joints — chemical pre-treatment, then pressure wash, then optional re-sanding.
- Moss and algae on shaded brick — soft-wash treatment kills the growth at the root.
- Efflorescence — the white powdery mineral bloom that surfaces on brick. Cleans up with the right product; recurs if there’s an underlying drainage issue.
- Tannin staining around oak canopy — same treatment as concrete.
- General age-darkening — most brick lightens noticeably after a proper cleaning, though the original color rarely fully returns.
Paver, Flagstone & Pool Deck Cleaning
Paver patios, flagstone patios, and concrete pool decks each take a different approach than standard concrete or brick.
Paver patios — common in newer Lincoln, Rocklin, Roseville, and Folsom builds. The cleaning challenge isn’t the pavers themselves; it’s the joint sand between them. High pressure strips the sand out, the pavers shift, and the surface becomes uneven. We use lower pressure and a careful angle on pavers, and recommend polymeric sand re-application after cleaning if the joints are already washed out. Weeds in paver joints get a pre-treatment before the wash.
Flagstone patios — common in older Fair Oaks, Carmichael, and Arden-Arcade homes. Flagstone is naturally porous and holds tannin and algae stains stubbornly. We use a soft-wash treatment first, then a pressure wash at moderate pressure to avoid pitting the stone or stripping the mortar joints.
Concrete pool decks — standard in Folsom, Granite Bay, El Dorado Hills, and Roseville pool homes. Pool decks pick up chlorine spray-back, sunscreen residue, hard water mineral spotting around the coping, and salt deposits on saltwater-pool decks. The cleaning method is the same as patio concrete; we just plan around the pool — protecting the water from chemical pre-treatments and keeping debris out of the skimmer.
Pool decks and adjacent patios are usually cleaned together. The per-square-foot cost drops when both surfaces are done in the same visit.

What happens if you find damage during the cleaning?
We will take pictures of the damage, notify the customer, and even provide recommendations if possible. Sierra Vista Maintenance does not do any repairs, but we will do our best to help you find the right provider who can.
Will pressure washing damage the joint sand in my paver patio?
A standard high-pressure wand will blow joint sand out of paver joints — that’s a real problem on sand-set patios common in newer Sacramento subdivisions. We adjust pressure and angle on paver patios to avoid stripping the joints, and we can recommend re-sanding with polymeric sand after the cleaning if your joints are already washed out. Brick-on-mortar patios don’t have this issue; they get treated more aggressively.
My patio is under a mature oak and stays slick all winter — what's actually growing on it?
Algae and a thin layer of biofilm, usually dark green or black. North-facing patios and patios under dense canopy in places like Carmichael and Fair Oaks rarely get enough direct sun to dry out, and the algae feeds on tannins from the oak leaves. A soft-wash treatment with a sodium hypochlorite mix kills the algae at the root rather than just blasting the surface clean — which means it stays clean longer.
I have rust marks from outdoor furniture on my concrete patio. Can those come out?
Usually yes. Rust from metal patio furniture, BBQ legs, or umbrella stands sits on the surface and responds to an oxalic acid treatment paired with pressure washing. Older stains that have soaked deep into porous concrete sometimes lighten rather than disappear completely. We’ll give you an honest assessment before we start.
How soon after cleaning can I have people back on the patio?
For a standard pressure wash, the patio is walkable as soon as it’s dry to the touch — usually two to four hours in Sacramento summer weather, longer in shaded areas or cooler months. If we apply a sealer afterward (recommended on stamped concrete and some paver patios), full cure takes 24–48 hours and you’ll want to keep furniture and foot traffic off until then.
Should I clean my pool deck on the same visit as the patio?
If they’re both concrete or both pavers, yes — we run them together and the per-square-foot cost drops. Pool decks pick up a different mix of grime than patios (chlorine residue, sunscreen, pool-chemical splash) but the cleaning method is the same. Heads up: if your pool deck has saltwater pool spray-back, the salt deposits need a slightly different approach than chlorine-pool decks.
